    Terms and Conditions

    BrighterNest Cleaning Services

    Professional Cleaning. Exceptional Standards.

    These Terms and Conditions ("Terms") govern the provision of cleaning services by BrighterNest Cleaning Services ("the Company", "we", "us") to any person, agent, landlord, property manager, or business booking our services ("the Client", "you"). By booking a service with us, whether online, by phone, or by email, you agree to be bound by these Terms.

    1. Definitions

    • "The Company" means BrighterNest Cleaning Services.
    • "The Client" means the person, agent, landlord, property manager, host, or business that books a service.
    • "Contractor" means a self employed cleaner engaged by the Company to carry out services.
    • "Booking" means a confirmed appointment for cleaning services, whether one off or recurring.

    2. Our Services

    BrighterNest Cleaning Services provides property turnaround and business cleaning across Dorset, including end of tenancy cleaning, newly completed home cleaning, Airbnb and short let changeover cleaning, and office and small business cleaning. Every service is tailored to what the Client actually needs, agreed clearly at the time of booking.

    3. Quotes and Pricing

    • Quotes are based on the information and property description the Client provides at the time of booking.
    • If the property's actual condition or scope of work is significantly different from what was described, we reserve the right to adjust the price or the time needed to complete the job properly. Wherever possible, we will let the Client know before continuing.
    • Fixed pricing applies to the scope of work agreed at the time of booking.
    • A minimum call out time of two hours applies to hourly priced bookings, including regular domestic cleaning. This reflects the time it genuinely takes to travel to a property, set up, and deliver a proper clean, so it applies even where a job is completed a little faster than expected. This minimum does not apply to services quoted as a fixed price by property or job size, such as end of tenancy, newly completed home, Airbnb or short let, and office cleaning, which are priced by the agreed scope of work rather than time spent.

    4. Booking and Payment

    • A booking is confirmed once we accept it, whether through our online booking system, by email, or by phone.
    • For end of tenancy, newly completed home, and one off deep clean bookings, we ask for a deposit of 50 percent of the quoted price to confirm the booking, with the remaining balance due once the service is complete, unless we agree otherwise in writing. This deposit reflects the fact that we set aside dedicated time for these larger jobs, often turning away other work to keep that time free for you.
    • For all other services, payment terms will be agreed before the work begins, and unless otherwise agreed in writing, payment is due on completion.
    • Late payments may incur an additional charge, and we will let you know the details of this at the time of booking.

    5. Cancellations and Rescheduling

    We understand that plans sometimes change, and we will always try to be reasonable and accommodating. At the same time, once a booking is confirmed, we set that time aside specifically for you, which often means we are unable to offer it to another Client at short notice. Our cancellation terms exist to reflect that, not to penalise genuine changes of plan.

    • We ask for at least 48 hours' notice to cancel or reschedule a booking, so we have a fair chance to offer that time to someone else.
    • Cancellations made with less than 48 hours' notice will be charged at 50 percent of the quoted price.
    • Cancellations made on the day of the booking, or where our Contractor arrives and is unable to gain access (see Clause 6), will be charged the full quoted price, since the time has already been fully committed and cannot be reallocated.
    • Where a deposit has already been paid under Clause 4 and a cancellation charge applies under this clause, the deposit will be put towards that charge rather than treated as a separate cost.

    6. Access to Property

    • The Client is responsible for providing safe, timely, and accurate access to the property, including any keys, key safe codes, alarm codes, or entry instructions we need.
    • If access is not available at the agreed time and this results in a wasted visit, the full quoted price may be charged, since the Contractor's time has still been committed to the job.
    • Where a Contractor needs to wait for access, waiting time beyond 15 minutes may be charged at an additional rate.
    • We are not liable for any delay or failure to complete a service caused by access information that was incorrect or incomplete at the time it was given to us.

    7. Our Commitment to You

    We want every Client to feel confident booking BrighterNest, and we take that responsibility seriously. If something within the agreed scope of work has genuinely been missed or not completed to the standard we promise, we will work with you to put it right, within the reporting periods set out below. Our aim is always to resolve a genuine issue properly, not to look for reasons to avoid it.

    8. Client Satisfaction and Complaints

    8.1 If you are not fully satisfied with any part of the service, please let us know within 24 hours of the appointment, so we can look into it and put things right as quickly as possible.

    8.2 For end of tenancy cleaning specifically, you have up to 72 hours from completion of the clean to report any issue, since inspection by a landlord, agent, or new occupant does not always happen straight away.

    8.3 Where a return visit is needed to correct a genuine quality issue, we will arrange this at no additional charge, provided it is reported within the timeframe above and falls within the scope of work we originally agreed.

    9. Photography and Confidentiality

    Our Contractors may take before and after photographs of completed work for quality assurance purposes. We want you to feel completely comfortable with this, so please note the following.

    • Photographs will only ever show the standard of cleaning carried out. They will never include anything personal, sensitive, or private, and never anything that could cause you embarrassment or distress.
    • You are free to withdraw your consent to photography at any time, before, during, or after a job, by telling your Contractor or contacting us directly. If you withdraw consent, we will delete any photographs already taken of your property on request.
    • Photographs are used internally by us only, for quality assurance and training. They will never be shared publicly, posted on social media, or used in any marketing material without your separate, explicit written permission.
    • All information relating to you and your property, including your name, address, access details, and any photographs taken, is treated as strictly confidential and will never be shared with any third party except where necessary to deliver the service or where required by law.

    10. Liability

    • We are not liable for damage, faults, or wear and tear that already existed before our Contractor arrived.
    • We are not liable for damage or loss arising from access information or instructions that were inaccurate at the time they were provided to us.
    • Except in the case of death or personal injury caused by our negligence, or any other liability that cannot be excluded by law, our total liability to the Client for any claim arising from a booking is limited to the value of the service booked.
    • We are not liable for any indirect or consequential loss.

    11. Commercial Cleaning Services

    For commercial premises, the following additional terms apply.

    • A site assessment may be needed before we can confirm a quote.
    • Cleaning schedules and frequency will be agreed in advance.
    • The Client must provide safe working conditions for our Contractors, including safe access, adequate lighting, and disclosure of any known hazards.
    • The Client must provide any required keys, access codes, and alarm instructions.
    • Ongoing or recurring commercial contracts may require a notice period to cancel, as agreed at the time the contract begins.

    12. Airbnb and Short Let Cleaning

    For short let and Airbnb changeover cleaning, the following additional terms apply.

    • Cleaning will be completed within the turnaround time agreed at the time of booking, provided access is available as arranged.
    • The Client, as host, must provide clear instructions on the scope of the clean and any specific requirements.
    • The Client must supply sufficient clean linen and towels, unless a linen service has been separately agreed.
    • Restocking of consumables such as toiletries, tea, and coffee must be agreed in advance and is not included in a standard clean unless specified.
    • Our Contractors will report any visible damage or issues left by a previous guest, but we are not liable for damage caused by guests.

    13. Key Handling and Property Access

    Where the Client provides keys, fobs, or access codes, we and our Contractors will take reasonable care to keep these secure at all times. We are not liable for access issues arising from information that was incorrect, incomplete, or out of date at the time it was given to us.

    14. Data Protection

    Any personal data the Client provides, including contact details and property access information, is handled in accordance with UK GDPR and our Privacy Notice, and used only for the purpose of providing the booked service. We do not share Client data with third parties except where necessary to deliver the service or where required by law. Where any part of our administrative support is provided by staff based outside the UK, appropriate safeguards are in place in line with UK GDPR requirements for international data transfers.     15. Circumstances Beyond Our Control

    We will always do our best to deliver every booking on time and as agreed. Occasionally, circumstances outside our reasonable control may prevent this, including severe weather, road closures, utility failures, emergencies, or other events that genuinely make it impossible or unsafe to carry out the service as planned. In these situations, we will contact you as soon as possible to explain the situation and agree a fair way forward, such as rescheduling the booking. We will not treat a genuine event of this kind as a missed appointment under Clause 5.

    16. Changes to These Terms

    We may update these Terms from time to time. The most current version will always be available on our website. Continuing to use our services after an update means you accept the revised Terms.

    17. Governing Law

    These Terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

    18. Acceptance of These Terms

    By ticking the acceptance box at the point of booking, or by otherwise confirming a booking with us online, by phone, or by email, you confirm that you have read, understood, and agree to these Terms and Conditions in full. If you do not agree to these Terms, please do not proceed with a booking, and get in touch so we can discuss what you need.
